Conveyancing

My house is to be signed over in exchange for cash settlement. It states on the agreement no longer than 6 weeks but my conveyancing lawyer has just told me it could take longer, when I asked how much longer, was told indefinately.

This is of great relevance as our firm http://www.pintopotts.co.uk has a residential property conveyancing department and the impact of the introduction of HIPs will have big consequences for us.

One minute the papers are saying it is all systems go for Home Information Packs to come in on 1st June and next minute they are saying Gordon Brown is against them and they won’t happen or will come in as a watered down version.

Does anyone have a straight answer?

House conveyance,?

Simply, what form or forms do i need, I am going to buy my own home, i will be doing the conveyancing. I have the full amount of money, i have done all that is nesseserry for completion. Im not going to worry if the house falls down after i have bought it, Just want to know what forms are required to complete…Is it possible to sign seal and complete in 10mins,
If not why not… Thanks.

My mum and dad live with my auntie as she is ill. They each own a 1/3 of the house. When my auntie dies, her 1/3 of the house will go to her two sons. Do they have the right to make my parents sell the house to get their inheritence/ or pay the sons 1/3 of what the house is worth?

The Conveyancers dealing with the sale and purchase of my property are failing to respond to my queries, failing to advise me of updates and have actually updated me on someone else’s sale! Who regulates Solicitors and does anyone have any advice?
Thanks for all the answers. I have tried to get information about who to complain to but they don’t even give me these details! I am at a crucial point now so it would be costly both financially and timewise to change firms but it isn’t out of the question at this point.

I would need to make a deferred payment for HIP. An estate agent here in Lancashire is quoting £520.00 for a HIP (deferred payment) but I would have to use their Conveyancing solicitor, who’s charging £820 incl VAT for property selling for up to £150,000.

Any recommendations, including HIP sellers?

Well I am just about to buy my house but a friend of mine has told me that i can get my conveyancing work done by a firm of solicitors based in India? He said its a fraction of the price and they are all legally certified to carry out the necessary documentation? Anyone know if this is the case?

I thought of putting my home on the market some time this year. The agent fee came with a free (HIP).When the down turn came I quickly instructed the agent to withdraw the property and thats even before the conveyancing was done. Am I eligible to pay for somework that was not carried out. Do you think I have got any chance in court or should seek legal advice.

i am dealing with a firm of solicitors called lawcomm and am unhappy with their service, it has took over 4 months so far and it is still ongoing to complete a standard right to buy flat from my local council and they never contact me i have just contacted them again because i signed my lease and sent it back to them a month ago and my rep said it must be in the sorting room, how can i change solictor and will i have to pay them any monies for work they have claimed to to, thanks.

So I am a conveyancer but I am so stuck.

Our client is buying two lots on a property. He is buying Lots 10 and 12. There are 12 Lots on the property.

The council rates of $1120.82 have been paid for lots 1-12. I need to work out how much the council rates would be for just lots 10 and 12.

And no, I cant just divide it by 12 and then times it by two because some lots are larger than others.

Please Help Me!

Okay so,

Lot

1 is 1639 metres squared

2 is 1577 metres squared

3 is 1506 metres squared

4 is 1435 metres squared

5 is 1363 metres squared

6 is 1292 metres squared

7 is 1221 metres squared

8 is 1149 metres squared

9 is 1078 metres squared

10 is 1007 metres squared

11 is 935 metres squared

and 12 is 855 metres squared.

Okay now can you please tell me what to do!

I added all the metres squared up to be 15057 metres squared.

Then I divided 15057 by 1007 (lot 10)

Then I divided $1120.82 by the above answer.

I dont know what i am doing.

Please Help!

I have to build up a client base of estate agents and get them to instruct our company to attend to the registration process of their residential sales. All agents have their ‘favourite’ attorneys and it is a difficult market to crack. Any suggestions?

I currently am under the progress of purchasing a townhouse as I got fed up of renting and sitting duck. So far I have made a checklist of what am I supposed to do… but so far im not so sure if I have a few things missing.

So far this is my list and I have to put more on it within the next fortnight to make things easier, parents (who claim to be experienced), real estate agents and mortgage advisers seem to give similar advice but tend to differ in other categories. Any advice? or did I have any things on the list in the wrong order?

ILEX v Licensed conveyancing courses (CLC)?

Hi,

Im trying to decide whether to do the ILEX L3 and then L6 to specialise in conveyancing or whether to go straight and do the licensed conveyancing course. I know that you end up basically doing the same work, but ILEX takes approx 4/5 years and LC takes about 2 1/2.

I’ve been told that with ILEX you get more scope because you study different areas but im not sure if i want to study all the different areas as im working in a conveyancing department at the moment and like the work.

Any help appreciated, especially if you have studied either of the above!!!!

I live in South Africa and in October 2007 I bought a house “Subject to Survey” The surveyor passed the structure – but since then the defects have gradually become extreme – main support wall resting on 1 gum pole – plaster is falling off, sever damp, water coming in, and on and on. The previous owners are both in property industry – the wife actually working for the estate agent i bought the house through (but not the actual agent person – but her husband was the conveyancer !) In SA, we have a “Voetstoots clause” basically “As is”. The house is almost un-livable due to the chronic damp and cold (average indoor temp is 13 degrees C) – I believe the previous owners hid the defects and the surveyor was negligent – he was appointed by the agent. This is a real mess and the law is confusing and not defined. Can anyone give me any help or advise – do I have a claim – Delictual or other – seller or surveyor ?? Desperate now – it’s winter and raining hard. Thanks.
NB – I’m needing legal info specifically for SOUTH AFRICA as laws here are different. Thanks.
