i remember living in new jersey paying 650 rent for a 3 bedroom place that now costs 3000 a month……….why has this price increased so much, i moved to pennsylvania in 1992 and property taxes were 250 a year and now it’s 4200 a year………any good explanation…………a house in 1992 that cost 120,000 in 1992 now costs 300,000…………..was the housing bubble blowing up rapidly, will it pop……..if it pops how much value will the homes go down

How can I get homeowner to do repairs on rent house?

I moved into a 4/3 after April 1, 2007. Have had multiple problems with plumbing. A plumber hired by the home warranty company found 1 plumbing problem on the first try, kitchen sink not draining. Dug a hole and exposed the pipe that is not run to sewer. Now, 2 showers will not drain, new plumber came out and can’t find the problem. He thinks that it is the same problem as the kitchen sink. Now I have flies everywhere, mosquitos, and goodness knows what else. They have been aware since May of these problems, and the sink drain is a health hazard since there is a garbage disposal hooked to it. I am keeping a log of the communications via e-mail, so they cannot say the weren’t made aware.
The question is this: Do I have the right to deduct from the rent for not being able to use those 2 bathrooms, and for the time and money spent trying to fix the draining outside away from the house?? I still have 9 months remaining on my lease, but cannot afford to move right now.
Received another e-mail from agent, who states that homeowner never returned phone call from last week. After looking through my old e-mails, the original problem was turned in on or about April 10. The second problem was turned in on May 21, with the plumber coming out on May 22. So our showers have not been in use since before May 21 due to the problems. I do have all of the e-mail correspondence that is dated in case I have to take this any further. But do e-mails hold up in court if I have to go?

should i get my deposit back?

recently moved out of rented accomodation and have been to lettings agent to ask about deposit being returned, said there was a problem with candle grease on the floor.
spoke to landlord who said they had found some on the floor (real wood) and wall.
when i cleaned the property before leaving i didn’t see this or would have rectified it. told landlord that and apologised. They have decided to sand the whole floor in lounge because of this.
does this count as general wear and tear or can they keep our deposit because of this?

i have got 2 sisters older than me and they just came to this country. As im currently studying, i have no enough income from my part-time job. Currently we are staying with my friend and its a kind of population in the house. i am trying to move some where that is cheap to rent, is it okay to go to council house or i don’t know what to do?

are lettings agencies answerable to anybody?

i have the neighbours from hell next door to me. 11 people in fact. private rented.. i’ve called the police numerous times, the landlord says it’s down to the lettings agent to deal with. called them and they hung up on me. the original tenants have left the property and gone back home yet the landlord says they have to take theselodgers to court and it could take months. so my question is.. is there an ombudsman or someone i can take this to. as they’re driving me insane.

I am thinking of improving the house I rent in FL to vacationers. Please tell me which improvements you think you’d like to find in a rental. We have AC, a pool, a full kitchen, DSL, cable TV with surround…
What about: outdoor whirlpool spa, canoe or kayak, 2 bicycles, outdoor kitchen (we now have a portable charcoal grill), heat for the pool, a supply of herbs and spices, a supply of soap and paper items?
Would these things influence your choice? Can you suggest other amenities?

You’ve recently moved to a very small town in the Midwest for a very good job offer in your current field. You rent a small hotel room for the time being until you can find a place to stay. You find out quite quickly that there are few places to live but the two are quite beautiful.

One apartment is a four bedroom in a Victorian house. It is in perfect shape and is just over the town bookshop. The lady who owns the bookshop seems nice enough, though a little strange. The monthly rent is 122$.

The other is a small one bedroom by the lake and looks a little worse for wear but its buy the lake. The monthly rent is 200$.

You ask your new friend in town to ask you to decide. She tells you the first apartment is haunted and the owner is ‘a satanist or a Wiccan or something’ (likely she is my mother because only she makes these sort of comments).
Which apartment would you rent? Why? did the possible haunting or the owner’s faith have any affect on your ‘purchase?’

This is an ethical question:

I am helping my husband’s family rent a house. They don’t speak english and I don’t mind helping, however there is a moral dilemma for me. They (like most people) want to find a nice house in a decent neighborhood that’s spacious and clean, and for low rent. They have quickly criticized the size or ugly condition of homes we have seen, but they are also aware they can’t be TOO picky b/c they have no credit and shaky rental history so they cannot offer references, etc. They have been desperately searching and paying more than they can afford where they live currently. That said, although they would like the cheapest rent they can get, they are STILL looking for prices at and above their current rent which I know is killing them to pay. Besides that, they are somewhat dirty people who THINK they are “normal clean.” They either don’t realize how much they mess up a property they occupy and how unacceptable that is, or they do realize it but just don’t care. Their attitudes tend to indicate the latter. They have always said they don’t expect to receive their deposit when they leave. Besides this, there are a lot of people who would live in the house and they don’t disclose this entirely to potential landlords. The places they could actually afford are not that nice, but they don’t like them. Of course! So we go see where they would LIKE to live. Any of those property owners do not want their place messed up or a ton of people living there for obvious reasons. I know from seeing it that his family doesn’t give a rat’s @ss about how they keep the places where they rent, and that they have also seriously failed on rental payments or are regularly late or asking for extensions, OR they totally bail and leave the owner hanging. I don’t mind helping them to look for housing b/c of the language issue, but they ask me to meet the owners with them to translate, and the owners tend to be trusting my word, too. I know that no homeowner would have too good of an experience renting to them and the family WOULD mess up their place. They are on the verge of getting a place where the owner is super-duper watchful of the cleanliness, maintenance, and responsible payment of the renters, and I feel like I have a duty of ethics to tell her what she may be in for. She is upside down on her home value, can pay the difference b/w the rent she’s charging and her mortgage, and has financial problems of her own. She’s struggling yet being responsible, doesn’t want to lose her home due to flaky tenants, and has her home VERY well taken care of – nothing like the condition this family would leave it in! What should I do? Should I just keep my mouth shut? If I were to tell her, they would simply not get the place and would never know it was b/c I spoke to the owner. I’m the go-between as it is, so it would seem natural she gave me the answer. I am a homeowner as well and at a different socioeconomic/educational level than them. At the same time I want to help them, it bothers me that they are so unaware of what “troublesome tenants” they are; they somehow always make themselves the victims who weren’t given a break, or later congratulate themselves on what they got away with. All I know is I would want to be told instead of snowed and have someone F up my walls, floors, landscaping, litter my yard, and bail on the rent or always have excuses, etc. Do you know people like this? They make our lives so impossible! Again, H-E-L-P!

I have a brand new house with 4 bedrooms,3 living rooms, and 3 bathrooms and a inner Japanese garden with a nature hot spring for rent during. Its area is about 3,030 sq ft.
It is only 25 minutes drive from the Olympic Green area.
It is a nice choice for a group people stay and work in Beijing or a family travel.

Can my landlord refuse my rent payment?

My landlord has came to me and told me I had to move out in just a few days because the wiring the house did not meet the codes of the county government. I ask him for proof from a certified electrician or proof from the city/county that there was such a violation and he refused to do so. I paid my rent last month and he refused to give me a receipt. This month he is refusing to take my rent and told me to get out of his house. I don’t know what to do. I have five children and no where to go. I have the money to pay but he refuses to take it. Can he kick me out. I can’t afford an attorney and he knows this. I just found out that he has a new girlfriend and she is in need of a place to stay. Also he has turned off my air by removing the breaker for the central unit in this house. What can I do? I need help quickly.

I’m currently on the search for a house or flat to rent. I’ve been informed by people around me, including my boss that the let doesn’t have to be under my name, but can be under my partners. I have a bad credit rating due to RBS charging me 147 quid a day and having to set up a plan with them to pay it off. Sick, yes. Anyway, according to the “lovely” people at Dorset lettings, this isn’t the case and both our names have to be the “main” letters for this property.
So basically, does it have to be under both of our names and why can’t it just be under his? – everyone else has said I can do this, apart from Dorset lettings. Also, they won’t let us rent a place until I’ve gone down and seen it myself – I live in Scotland! so why would this matter also?

Is it better to rent an apartment or a house?

I am not in the position to buy a house or townhome just yet, so I still have to rent. I was thinking perhaps it may be a better idea to rent a HOUSE instead of an apartment in an apartment complex, etc., because at least in a house, its “stand alone” and I wont have to worry about neighbors stomping on my head, hearing their noise or being subjected to their bad habits that may disturb other tenants.

Am I right? Or are there disadvantages to renting a house as opposed to renting an apartment, that I am not aware of?
i cant exactly buy just now bcz of credit – my credit isnt good.

We’re almost broke.
And if we want to move out and rent a house we have to rent out the office space upstairs.
The office is in Portland, OR. It has a bathroom, kitchen, four rooms, a balcony w/ stairs, and a garage and little back yard. And its a commercial space, 1,000 square feet, and 1,000 $ a month.

My husband and I currently live in a duplex; our lease is up at the end of June. We want to buy a house instead of rent again. We cannot break our lease early without hefty penalities, so we have decided to wait ’til it’s up. We are currently looking at houses and have found some we really like. The problem is, houses are selling pretty quickly and I’m worried that if we wait until closer to when our lease is up, we won’t be able to find a house we really like. However, are we really going to find a buyer who would be willing to wait about three months until we close? I would like to get opinions from other people, and please, no stupid answers. Thanks in advance for your advice, thoughts, suggestions, etc.
If my question is so stupid, why did you answer it? I wanted to get advice from people who have been in similar situations. It doesn’t matter that I don’t know them.
We have already been pre-approved for a loan and have a good-faith estimate and pre-approval letter. Oh yeah, forgot to mention that we are both first-time home buyers.

This is the fourth or fifth time this has happened. The air conditioning unit is very old and the landlord keeps fixing the symptoms to the problem instead of just replacing the unit. It is getting very hot here in Texas and we already had to spend a weekend without A/C a month or so ago. Should the landlord have to fix the problem regardless of what day of the week it is? How quickly are they required to fix the problem. Should the landlord give us a deduction in our rent or pay for a hotel if it’s too hot to sleep here? This happened last summer, it was 95 degrees at night in the house, so we stayed with friends. We really didn’t want to leave the house unattended because we’ve had a lawnmower stolen from our backyard and the neighbors next door were stolen from on their first day moving in-but it was just too hot!

Hello.
In March Time, 2 of my friends and I signed a joint lease on a house.
We were asked to pay deposits, bring a guarantor form and references by May . However only 2 of us did so and one girl did not pay her deposit or bring her form . We are supposed to be moving in tomorrow , however the estate agent told us that unless she pays her £200 deposit and the £200 first months rent, that we cant get our keys.
She no longer wants to move into the house as she cant afford it.
We want to move into the house tomorrow, if she tells the estate agent that she doesnt want the house anymore and wants to pull out of the lease.. can we then get the house?

Or what happens?>

Im totally confused as i really want to move into the house but cant because this girl did not pay her deposit. Is she still entitled to the house although she did not pay her deposit or give in her guarantor form?

Please answer quickly if you have any idea or information.thanks
