Should we try to buy a house now, or wait ’til our lease is up?
Posted by: | CommentsMy husband and I currently live in a duplex; our lease is up at the end of June. We want to buy a house instead of rent again. We cannot break our lease early without hefty penalities, so we have decided to wait ’til it’s up. We are currently looking at houses and have found some we really like. The problem is, houses are selling pretty quickly and I’m worried that if we wait until closer to when our lease is up, we won’t be able to find a house we really like. However, are we really going to find a buyer who would be willing to wait about three months until we close? I would like to get opinions from other people, and please, no stupid answers. Thanks in advance for your advice, thoughts, suggestions, etc.
If my question is so stupid, why did you answer it? I wanted to get advice from people who have been in similar situations. It doesn’t matter that I don’t know them.
We have already been pre-approved for a loan and have a good-faith estimate and pre-approval letter. Oh yeah, forgot to mention that we are both first-time home buyers.
Do you rent and wish you could buy a house?

We dont have a mortgage and private rent. I hate it as we constantly have to move (landlord wants to sell or house has damp stc) I just want to be settled!
I’ve been thinking about this more and more because we now have a 17months old son. I feel anxious about not having a secure home.
We did have some money saved as my partner and I moved in with family to save for a deposit. I then found I we were expecting (wasn’t planned but a nice suprise) so we had to start all over again – find a place to rent quickly and use our savings for a rent deposit, fees, furniture and baby equipment etc.
Now we cant afford to save up again and I wish I made better decisions in life. Like staying put for a bit longer so we had enough to buy a house, but its too late now! Escpecially in todays financial climate.
Do any of you who dont have mortgages worry about not having one? I worry that we will be renting for the rest of our lives paying ridiculously high rents each month and never being able to retire.
Do any of you that do own your own home wish you were renting because of the extra costs (repairs etc) that go with a mortgage?
Sorry – having a down day today and want to hear what other people in different situations feel like!

What types of fees do you definitely have to pay for your legal solicitor?
Posted by: | CommentsI’m going to buy a house, and my prospective solicitor sent me a quote. It lists the “professional fee”, which I find very reasonable.
However, in the list, there are also other fees:
1. Search fee ( planning permissions, planned roads, water, drainage and environmental matters, etc)
2. Acting for lender ( Fee applied if your conveyancer is acting for your mortgage lender – only applicable if you are purchasing with a mortgage.)
3. Telegraphic Transfer Fee
4. Stamp Duty Land Tax Return Preparation
5. Land Registry Charges
Can you omit any of these fees, or are they all compulsory?
What’s the difference between a conveyancer and notary?

Also, to remove a subject clause? is my Realtor supposed to remove it for me or would my Realtor need to contact the sellers agent to remove it from the sellers agent’s end??
Is to rent a house for $1000 a month or more just plain crazy?
Posted by: | CommentsMy wife and I really can’t afford to buy a house right now and we rent a small house now for $550 a real deal! I treat this place as if it were my own mow the acre lawn keep up the house etc.. But it’s now way too small for us as for my wife is pregnant.
