So I am a conveyancer but I am so stuck.
Our client is buying two lots on a property. He is buying Lots 10 and 12. There are 12 Lots on the property.
The council rates of $1120.82 have been paid for lots 1-12. I need to work out how much the council rates would be for just lots 10 and 12.
And no, I cant just divide it by 12 and then times it by two because some lots are larger than others.
Please Help Me!
Okay so,
Lot
1 is 1639 metres squared
2 is 1577 metres squared
3 is 1506 metres squared
4 is 1435 metres squared
5 is 1363 metres squared
6 is 1292 metres squared
7 is 1221 metres squared
8 is 1149 metres squared
9 is 1078 metres squared
10 is 1007 metres squared
11 is 935 metres squared
and 12 is 855 metres squared.
Okay now can you please tell me what to do!
I added all the metres squared up to be 15057 metres squared.
Then I divided 15057 by 1007 (lot 10)
Then I divided $1120.82 by the above answer.
I dont know what i am doing.
Please Help!
Can anyone please advise on Property / Construction “DELICTUAL CLAIMS”?
Posted by: | CommentsI live in South Africa and in October 2007 I bought a house “Subject to Survey” The surveyor passed the structure – but since then the defects have gradually become extreme – main support wall resting on 1 gum pole – plaster is falling off, sever damp, water coming in, and on and on. The previous owners are both in property industry – the wife actually working for the estate agent i bought the house through (but not the actual agent person – but her husband was the conveyancer !) In SA, we have a “Voetstoots clause” basically “As is”. The house is almost un-livable due to the chronic damp and cold (average indoor temp is 13 degrees C) – I believe the previous owners hid the defects and the surveyor was negligent – he was appointed by the agent. This is a real mess and the law is confusing and not defined. Can anyone give me any help or advise – do I have a claim – Delictual or other – seller or surveyor ?? Desperate now – it’s winter and raining hard. Thanks.
NB – I’m needing legal info specifically for SOUTH AFRICA as laws here are different. Thanks.

Conveyancing in Sheffield?
Posted by: | CommentsAm looking for a conveyancer to do the legal work for a sale and purchase of properties in Sheffield/Doncaster. Conveyancers seem a lot cheaper than going via a solicitor, but I’ve only used a solicitor in the past.
Has anyone used one? Better or worse than going via a solicitor? Can anyone recommend one?
I bought a house in 1988, with a small kitchen extension. The conveyancer had the plans in the conveyancing pack and said it was all in order. I have had some other work done and there are faults with the extension build. It did have planning permission granted, but it was never signed off by the building control. Where do I stand in terms of getting it fixed? Is my conveyancer at fault for not checking?
which degree is best research law or LLB?
Posted by: | CommentsI am in an awkard position to make my mind up which 1 to study 1 is research law degree provided by a law school in UK by its accredited in US, I have practically no use of it career wise as I cannot become an solicitor or an barrister (lawyer),
however with the LLB I can do whatever I want as I’ll have an qualifiying law degree and can train in UK.
Problem is I wish to become an conveyancer, there are plenty if courses that are offered by the governed body, but what about the research law degree how would it become useful to me in long term, the research law is quick, cheap LLB is hard, expensive and frustrating which one should I consider, help
After I bought a house, my lawyer did not send me a copy of the house contract?
Posted by: | CommentsI have been chasing up the house contract to my lawyer/conveyancer for 4 months. At first one of the employee there told me that they don’t normally send the contract, they usually keep it in their office but if I want a copy he can send it to me. So i waited but nothing came. I called again then another employee told me that it should be sent a month ago and could not do anything if it was lost in the mail. She said she cannot provide me another copy and told me why do i need the contract anyway. i then spoke to the actual lawyer and told me she will get a copy but it’s been more than a month but she’s still telling me that its on its way. How important is the house contract. is it worth calling them every week?
Cannot produce SDLT Form because LandRegistry website is down?

I am currently in the process of remortgaging. Because I am adding my wife’s name on to the mortgage, I was told by my conveyancer to fill a TR1 form, and a SDLT form.
So far I have got TR1 form and returned it. But I have been waiting months for the SDLT form. I have been told constantly they cannot print the SDLT form because LandRegistry website is down. I am a web developer, and I work in a IT industry, I cannot imaging such a big organisation’s website goes down for month.
I hope someone in this industry can tell me some insights, are they telling the truth? and Can this SDLT form be drafted in other ways. Before the time of the Internet, how did they do the form?
My mortgage offer expires 18 Jan. I am worried if this is not done in time, I am going to lose the offer.
Can the vendor pull out during cooling off period after contracts exchanged?
Posted by: | CommentsWe are currently in our 5 day cooling off period after exchanging contracts on our first home (in Aus). During the cooling off we have had pest and building inspections done and have found problems with some water leakage from the main bathroom which has leaked under the wall into the kitchen area. This will require the kitchen to be pulled out to replace the particle board under the oven and kitchen cupboards. This is our dream home and despite the damage we are still wanting to buy the property. Our conveyancer has mentioned to us that we are able to approach the vendor about a possible rebate on settlement to cover some of the costs associated with the water damage. We have approached the agent and they have told us that the vendor would not be interested in doing this and is even considering removing the property from the market. We have been told by our conveyencer that it is not possible for the vendor to do this as they have already signed a contract agreeing to sell.
Transfer of Land in Victoria Australia – advice or help needed?

I do not want to get a solicitor or conveyancer involved (as I do not have the money). Can anyone help me with the process? There is currently a mortgage on the house, but I would like to refinance it into my name only. Any help/advice is appreciated. Thanks……
