I would need to make a deferred payment for HIP. An estate agent here in Lancashire is quoting £520.00 for a HIP (deferred payment) but I would have to use their Conveyancing solicitor, who’s charging £820 incl VAT for property selling for up to £150,000.

Any recommendations, including HIP sellers?

I’m now 8 weeks after my initial instruction to my solicitor to assist me with the purchase of a new property. I have heard of complications, and the sellers solicitor has been slow, but I don’t see any great reason for the delay to be this substantial. He isn’t pressing for the sale as I would like, and I’m worried that there’s not much I can do about this. Could I sack him and get a new one. Would there be heavy charges, complications with the morgage company. I’m very stressed and would greatly appreciate any advice anyone can give me!

Is it legal for a seller to shut off all utilities – gas, electricity, water – before the completion of a domestic house sale in the UK? The property is being sold as ‘occupied’. My conveyancing solicitor isn’t sure if this is right.

How does me mam go about giving me her house?

Me mam is giving me her house, does it still have to go through a conveyancing solicitor ? Or do we just go through the land registry to change the name on the deeds.Can any one advise me please,

Bad conveyancing

My partner and i are buying a property and we have been quoted £650 for a solicitor via the estate agent ( so the solicitor is not independent). This amount is apparently fixed and if the sale does not go through we do not pay anything. I have asked around family and friends for a recommendation but everyone i know has had bad experiences with solicitors. Can anyone recommend a good conveyancing solicitor either in Bristol or in Wales and advise if this amount is a good quote, the house is £69,000 and freehold and we have no other property to sell???
