Are landlords allowed to put the costs of replacing and repairing to the tenants?
Posted by: | CommentsOur previous landlord sent a summary of costs via our lettings agent to us. We just stayed in the property for less than a year and the total cost reached £1,529.00. Some of the costs were fair. However, 12 of the 15 items were just unfair and senseless. For example, she put a cost for repainting the bathroom for £400 and another £395 for the dining room. She was complaining about the moulds which covered the ceiling. In our defense, we vacated the property 3 weeks before her inspection. It’s cold now and condensation was bound to cause mould especially now when the house is empty and the windows are never opened. She’s even costing us for the fugly paintings and frames which she stated as rusting and not taken cared for. We just put it on the storeroom as they’re just too fugly to be displayed.
Anyway, are landlords allowed to cost us every single replacement and repairs which were not responsible for? And are there any legislations regarding this or government bodies protecting tenants regarding this?

landlords and security deposits/?
Posted by: | Commentsin the u.k… we recently moved out of rented accomadation and the landlord still has our security deposit… the lettings agent checked the property and found no damages but the landlord who lives in ireland said he hasnt got time to come and view the property himself and he still has our one month security deposit of 700 pounds. Are there any rules about this?

should i get my deposit back?
Posted by: | Commentsrecently moved out of rented accomodation and have been to lettings agent to ask about deposit being returned, said there was a problem with candle grease on the floor.
spoke to landlord who said they had found some on the floor (real wood) and wall.
when i cleaned the property before leaving i didn’t see this or would have rectified it. told landlord that and apologised. They have decided to sand the whole floor in lounge because of this.
does this count as general wear and tear or can they keep our deposit because of this?
are lettings agencies answerable to anybody?
Posted by: | Commentsi have the neighbours from hell next door to me. 11 people in fact. private rented.. i’ve called the police numerous times, the landlord says it’s down to the lettings agent to deal with. called them and they hung up on me. the original tenants have left the property and gone back home yet the landlord says they have to take theselodgers to court and it could take months. so my question is.. is there an ombudsman or someone i can take this to. as they’re driving me insane.

Rented house issue UK?
Posted by: | CommentsSometime ago I complained to the local council with regard to my landlord neglecting repairs. There was a flood in my bedroom in August this year from a burst radiator. The central heating broke down & no radiators work in the house. Damp & mould have quickly formed in my room causing sickness as Im asthmatic.
After 4 weeks the council eventually came round & promised to sort things out. They called me & said they are interested in prosecuting the landlord due to him very probably having no license to rent the house.
They sent a letter to all 8 rooms(with my name at the head of every letter!?) requesting a statement so they can take action. This caused some problems as the tenants began to think I was interested in convicting my landlord when all I wanted was repairs sorted.
The repairs problem has’nt been rectified seen as no one wants to complain. I had an argument with the landlord & it turns out there’s people unofficially living in the house.

What can landlord do if I terminate the contract and move out with his agreement?
Posted by: | CommentsAs questioned. We’re foreign students. Our contract didn’t cite that we have to pay whole rent of contract period if we move out before that. I was told that if there’s no such clause, then i may only lose the deposit. Is that correct? If he really takes us to court, what’s the worst thing I might face? Our landlord is a solicitor and I’m worried that he might take actions. The reason of moving out is because the house is overwhelming bed bugs n’ my flatmate is very sensitive to insect bites. Though pest controller came, concil environment adviser told us the life cycle is a year and they won’t gurantee bed bugs will be killed all and they might come back again. Had asked concil home visitor write a note to prove that our property is not fit to habitate but he said b/c it’s bed bugs so they can’t provide us such doc. Don’t know why. Since landlord refused to change carpet and old furniture which we found lots of bed bugs, we decided to move out. Can anyone help with solutions? Thanks
We tried everything… uni’s student adviser&solicitor, got medical certificate, talked&write to the landlord. It’s useless when it’s a unreasonable landlord. He gave us 20 ponds for whole house laundry and said should be enough for collect&service laundry! Gosh, my wife even had to take one week antibiotics tablets and that cost 1/3 money he gave us. We think he thinks we’re international students and not good in English so he could take some advantage from us.
If we move out and he doesn’t have our forwarding address, what can he do to us? Our landlord only got our passport number and full name. Will we have any problem when going back home country or travel out of UK? Will we be stopped at custom if we have court record? We’re all very tired spending lots of time looking for legal advice and tell us do this and what. Even we done so much, the landlord still refused us to move out and so we decided no matter how he treaten us, we gonna move out by next week!
can i have a rent reduction if there is some noisy construction work?

I have moved into my new flat in London 2 months and a half ago. The house on the right is being completely renovated . 10 days ago the house on the left of mine started renovation as well i can here drilling all day long from both sides.
I an my flat I have plumber problems, tv reception issue, washing machine and so on problems since i moved in. management agency always sent someone to fix things quit quickly but still they are here every week.
the drilling from construction work is soooooo noisy it s driving me crazy and I can t even go in my garden because of the noise and dust.
Can I ask my landlord for a rent rebate?
Can I ask for a rent rebate? What are my rights? what % rebate should I ask?

How do I find who really owns the house I am renting?

Any input or advice would be much appreciated. My roomates and I are renting a condo in the Los Angeles area. My landlord has just informed us (orally) that he intends to sell the property. We are on a year-long lease and only 7 months in. The contract is valid until August 2007. He told us that he is giving us a 60-day notice starting this Sunday to move-out. Isn’t there a law requiring him to give us a reasonable amount of time to move out or to honor the contract until its full term? Is a 60-day notice considered reasonable?
Rental Properties and Section 21 (Notice to Quit)?
Posted by: | CommentsWe have been in a rental property for most of our 6 month tenancy. Just before Christmas, I received a phone call from our lettings agent informing us that the landlord had suggested he would like us out of the property at the end of the tenancy.
However, several weeks went by and no Section 21 (Notice to Quit) was ever received. When I called to see what was going on I was told one had been sent, but NOT by recorded delivery so there was no evidence of this. They gave handed a copy of the letter that was sent where it arose that it had in fact been sent to the wrong Post Code, and the Notice to Quit referred to a property with the wrong post code.
The Post Code quoted does not exist, however it is the same post code that is for some reason on our Tenancy Agreement.
We have not found anywhere else to move to. We have always paid the rent and the property is still in good condition. Where would we stand, legally if we decided to remain at the property and how long could we stay for?
How difficult is it to rent a house in Pinellas County FL with bad credit?
Posted by: | CommentsMy husband and I are moving to Pinellas County FL in February. We are looking to rent a small house with a back yard that is pet friendly as we have a small dog. Our credit sucks but we have excellent landlord references and the means to pay an extra pet deposit if applicable. How difficult will it be to rent a house?
been with my landlord nearly3yrs in this property1yr3months and we had a little problem with paying rent due to being skint anyway before it had got into2nd month of rent due he sent eviction letters which we had looked at and was completely illegal asking us to move by the weekend before all this last year (im a dancer as a living) he asked if he could hire me and some friends to dance for him which i declined next time i saw him he was all shaky and red in the face nothing mentioned since anyway we had a leak which was repaired by the council but damages inside werent by the landlord and there is extremely bad condensation which makes me get thrush on a regular basis which nothing was done about this was 6months ago its so bad the bed is wet to sleep on at night all they gave was a little dehumidifier the flat is unliveable and a dump now.anyway still not having paid the rent he sent a letter saying he is going to the courts to get us evicted then got a letter through from solicitors saying its going to court for rent arrears on 23rdmarch for immediate eviction went away to ireland for 5 days and left dog in flat with my dad looking after it my dad didnt open our letters anyway he went to flat to find he couldnt get in and ended up having to climb a ladder to climb through the window to get in.the landlord had sent a letter saying landlord is visiting the property the date before the day we were locked out at 2pm not for any reason just says he is visiting but after his visit he clearly locked the lock we dont and never have had a key to which they made a point of saying this lock doesnt work at beginning of my contract when i moved in there said its broken so my dad took lock off from inside and thats how its been left.that is illegal clearly and he cant just demand a visit to the flat we didnt open the letter as we were away but please help dont know what i can do because this is all surely harrassment and illegal but dont know where to start???
forgot to mention while i was still renting with him my mum put her property up for sale with him anyway due to this he had her contact details and instead of calling me before the intial eviction letter came through he called my mum up saying he is sending ‘heavys round to turf them out’ clearly hoping she’d volunteer the money as he knows her house is brought outright when she is not a guarantour or anything to do with it and she is mentally ill and vonurable… which is clear to see from meeting her.
the place is un liveable though the condition of it and has been for 5months so im suppose to continue paying like i did until i had enough of paying for somewhere that is so bad conditions due to his fault?
Renting – rights when no written contract in place?

Never asked a question on here before but didn’t know where else to turn!
About 2 months ago, I paid £1700 to a lettings agent to secure a property. This breaks down as £200 in fees, £800 deposit and £700 for a month’s rent. No tenancy agreement was signed at this point.
We were due to move in to the property last week but only spent one night there. The next morning, my boyfriend found out that he’d lost his job and we decided we couldn’t afford the place under those circumstances.
Initially the landlord was very understanding and communicated through the letting agent that she would keep our month’s rent and return our deposit. We thought this was fair and we were happy that she would have the £700 to compensate her for the undesirable situation.
She has since reneged on that promise and has decided to keep all of the money. Does anyone out there know if she is legally entitled to do this? We had not yet signed a contract for the property (as she didn’t have it ready when we first moved in) so I’m not sure what terms we are bound to, if any.
We really didn’t want a fight on our hands as we don’t have spare money to pay solicitors so it would be great if anyone knows what our legal standpoint is. If it’s a case that she’s in the right and we have no chance of getting the money back then we will just drop it.
Would love any help/advice anyone can give on this! I’m a bit lost….and broke too.
