When we viewed the property it was fully furnished (the LL was living here), but when we moved in three of the five bedrooms had not curtains. We are now moving out, and realise after viewing many rental properties that they all have curtains included, and most of the Lettings Agents have told us that this is the norm. We had to buy three sets of curtains – are we within our rights to claim back the cost of these?

Assured Tenancy Agreement- Expired?
Posted by: | CommentsHelp please.. I had an AST which expired in November 2007, I have not had another tenancy agreement since. Now I have decided I want to leave the property (found nicer one in better location), the Lettings agents are saying I have to give 2 months notice (this was in the AST that expiredin Nov 2007) but not had an agreement since it expired. Can they hold me to two months even though I now dont have an AST with them? Help pls!

How much notice do I need to give on a rented property?
Posted by: | CommentsI have advised my landlord that I may be giving notice as I have put an application in for a bigger house with another letting agent.
I have been in the property for over 2 years and the ‘fixed’ lease expired in Feb 2008 and I have not signed another since.
The landlord advised that I need to give 1 months notice but from the anniversary date. Is this correct? i.e. my anniversary date is the 12th of the month, so if I gave notice on 20th October, I would have to pay rent until 12th December.
The reason I ask is that the new lettings agents are now only awaiting the reference from my landlord (have been waiting for 1 week) so this is holding up my giving notice. The 12th has now come and gone and I would feel aggrieved to have to give extra notice because he was slow with providing a reference.

Are there any experienced Letting agents here?
Posted by: | CommentsI have just started up a Residential lettings agency in Manchester UK. It has been a dream for me to run my own lettings agency. I just love the challenge. I now have a lot of tenants calling me but i do not have properties to let to them. Please I need the experienced Lettings agents out there to assist me with proven strategies to attract LandLords and properties for my waiting tenants. Thank you very much for your help.

Do you think my landlord is a pig Please read on?
Posted by: | CommentsI have stayed in this property for nearly two years. My last 6 months short assured tenancy is due up 19th April. I have never been late with a payment and am very quiet living and have kept the property in perfect condition. My Landlord assumed I would be staying a further six months which I was prepared to do. However I asked the Letting Agency to ask if he could insert a Monthly break clause in the next Six Month Tenancy I would like this because I want to apply for a more Secure tenancy form the Local Housing association. If I was offered a home I would be able to give a months notice that I was leaving. The Landlord has said he is not willing and wanted to hold me to six months without break clause. Then I got a letter from the Lettings agents giving me Notice to Quit which means I have to be out by 27th May unless I agree to be held for a further six months. Of course this means If I am offered a home association and I accept it I will still have to pay the remaining six months rent on this flat. I think he is bullying me

And doesn’t it just use up their bandwidth unnecessarily?
