My fiance abandoned our 15 month old son and myself three weeks ago. He left me with the mortgage, day care and all other expenses. He also closed our account so I could not get to his check to get money. He has not supplied diapers nor food for our child and has never called to find out how our son is. He left behind tools and a very expense paintball gun that I helped him purchase the first of the year. Am I legally able to sell his property to support our son and pay bills? I live in Michigan

The real estate agent that used to be the managing agent for the vendor is now our managing agent for the property. They remitted all the rent without any adjustment to the vendor prior to the settlement. They told us that the vendor’s solicitor should have made an adjustment at settlement. But they did not. Our conveyancing agent was not aware that there was any rental adjustment as the contract said “vacant possession”. We had asked the realestate agent to change it, but it did not happen. How can we get our rental income from the vendor if he refuses? Whose responsibility is it to chase the vendor for the money? Did our managing agent do anything wrong?

I am looking at property in the Michigan towns of Petoskey, Boyne City, Charlevoix, and futher south between New Buffalo and South Haven. I wonder if I will get more for my money in some other city on the shore that isn’t as popular but has a fun downtown experiencing revitalization. If you know what the next growth areas are along the lakeshore please fill me in. I’m looking to spend up to 200k, and would like to buy an older, small church building or something along those lines.

Cheap house paint

I have to paint a couple rooms in my house in preparation to put it on the market, so I don’t want to spend a lot of money, but I also don’t want cheap watery paint that I’ll have to use 3 or 4 coats of.

After living away for 20 years, I now live with my elderly widowed mother (financial reasons!) I also have a non-resident child from a non-marital relationship.
My mother is still sprightly, but is slowing down a lot.She owns her house outright, and I will be the sole beneficiary in her will. What we need to know is:
Since I have no other property to live at, have invested money in upgrading her property, and have been residing here for 4 years, what is the legal position should her health deteriorate to the point that I (and social services) am unable to provide sufficient care in the home environment and she has to go into some form of residential care?
Would my financial input to the property, my length of residence in the house, lack of alternative domicile, and requirement for decent accomodation for the time my child spends with me count for anything?
I dont want to pay a solicitor yet if there is no chance of keeping the house should the worst happen.

Any legal experts?
Putting the house into my name may not be an option, as the government has closed this loophole to stop people avoiding Inheritance Tax. This legal loophole closure may also affect transferring the house to avoid losing it for nursing care costs.

the property was originally bought as an investment and has been rented out since we bought it. The idea was to keep it for 3 years and reasess the situation then (until June 2009), but the other owner wants to sell the property now as he wants the money for another business investment. Can he force the sale?

We had a waterline leak in the home. As soon as we were notified we called a plumber and a water extraction company, then filed a homeowner insurance claim. Everything was dried out and we are waiting to receive the money from the insurance company to do repairs. In the meantime and leak occurred in another area of the home. Same deal, called the plumber and water extractor and made another homeowners claim. We are waiting for the adjuster to go out for this claim. In the meantime our tenant has said she wants to break her 1 year lease after 6 months and is withholding this months rent until the problems are fixed. We have acted quickly to address the problems and the house has been habitable the whole time. What are my rights as a landlord when the tenants wants to break the lease and not pay because she has been inconvenienced?

My mother has various mental health issues. Her Social Worker has suggested Sheltered Housing as mum is very vulnerable. To do this my mum will need to sell her house and use this money to pay her rent etc. The house is in a very poor state of repair as my mum has not allowed any work to be done for some time. Because of this I am concerned that she will only get a percentage of the true value. Is it legal for her to sell the house to me for a token amount say £100.00 which would then allow me to take a secured loan, renovate the property and sell at a future date which will generate more capital for my mum? This Sheltered Housing has been suggested by her Social Worker who feels the best solution is to get rid of the house as quickly as possible ie below market value.

The story, I never lived there, there was no lease, nothing signed.

It all started when my friend needed to move and someone that i worked with was selling his house. He stated talking about doing rent to own so i talked to my friend and asked her if she would be interested. She only needs a place for a few months the man I work with said that he would rent it to her. I was with her when he came up with the rent price he told her $450 a month. There was no lease no nothing signed b/c he was still pushing the rent to own on her. A pipe started leaking the first few weeks she stayed there. She got a hold of me and I told him and he got it fixed quickly for us, then a few days later it started leaking again and not only was it leaking the bath tub started to run even when it was off making a 600 dollar water bill. It took a few weeks for him to try to fix it b/c he was trying different things and my friend was not home, and one of the days he couldn’t make it over there. So she had no water b/c he He told her to shut off the water. It was off for about 2 to 3 weeks. and he’s blaming her for the water damage from the leaking pipe. I told him what my friend told me that she was not going to pay rent b/c all of these problems with the house. He really did not say too much about it b/c when he would only try to talk to me about the house wile we were working. A month or two went by and I asked my friend did you give him any money yet for rent thinking everything was ok with the house. It seemed fine my friend did not have bank checks so she asked if she would give me the money if i would write the check so I did. He seemed ok with that. I gave him a check and everything seemed fine. One day at work he said I might be able to make the rent 300 if we did rent to own. Out of no were he started flipping out about back rent not sure what he was talking about I said I thought she was not going to pay b/c of the problems. And he said it dose not work that way. I told my friend what was up. Then next time came along to pay rent he said rent was 600 dollars she thought rent was still 450 and the extra 150 was for the back rent. When she gave me the money and I gave him the 600 dollar check he told me that it was just for that month. After we thought she had everything sorted out. he came into work saying he did not own the house anymore. He never said he was kicking my friend out so I had no idea what was going on. My coworker asked me if he was kicking my friend out b/c he was right next to me and I said “I don’t know he never said anything.” I think he lost the house to a lawyer that he owed money to. Next time when it was time to pay rent he asked me if I could just write the check out to the lawyer so I did. It was an 800 dollar check witch took 3 weeks to come out of my account and it messed up my bank account. It came to the point where he said the lawyer wanted her out. I told my friend and she wanted me to talk to him to give her one more try so I sat down with him and he gave her another chance. So I guess the lawyer guy was talking to Jim who was talking to me then I talked to my friend. Then again it did not work out. He wanted her out ASAP. At first it was out in a day but ended up giving her 3 weeks. In addition, Jim said the lawyer was going to come down and put pad locks on the doors. She moved out in the 3 weeks. He started texting me I need the money so when ever he would text me out would tell my friend what he was saying so he tried to set up a payment plan my friend, had no idea he expected so much money off of her. he texted pay 1500 now then 100 month I thought he meant between 1 to 500 dollars my friend was like ok. Then a few days later he was like 3 (no idea where 3 people are coming from.) of you should be able to come up with 1500 dollars when I realized what he meant I called my friend and told her. Jim then gave me this note stating what was owed which was not 6000. He started calling me at my work saying that he was going to take me to court b/c i signed the check and that was like signing a contract and I was thinking ya maybe if I lived there. then he called again and asked what she was going to do that i had 5 mins to figure it out. so i quickly called my friend and she told me that it did not seem right and go to court so he called back and was like what is going on and I told him there was no way she owed this much money, what happened tot he money I gave you before, he said that went to utilities, which didn’t make sense. Being in the position I was in had no choice then to say take me to court.

The next few days I was at work when he was working and he got really upset at work calling me a liar and thief yelling at a supervisor when she told him we all know who your talking about and to calm down that made him get even madder. This caused the GM of the company to talk to him about that incident and he said it never happened. A few months later my phone got fixed

We have $80,000 as a deposit. But my husband & I have 3 boys & my dad lives with us too. We currently rent in Bondi Junction & can afford to pay $4,000 a month to a mortgage. We are disheartned to find even out at Botany where we are looking, places are very, very small. We are all first home buyers but most properties we look at would be over $600,000. Would it be wiser to buy a unit in a good area, put my dad in it for 6mths making sure our rent and the mortgage for the unit are not over $4,000 a month, do it up quickly, sell it and try to make some more money for a bigger place whilst also taking full advantage of the first home buyers and no stamp duty? Or is this too risky & we should just squeeze in a small house?

I wanted to get ther people opinion, I am gratefull for them all.
I am with a solicitor who is currantly brining a claim against the vendor, the conveyancing solicitor, and the litigation solicitor who made a deal with our nieghbours solicitor that left us in this position, I believe the whole crux of this matter is that we have been the victims of the worst kind of bully “a bully with money” the more I have uncoverd in this the more it appears that the local council are involed behind the scenes, what we have been forced to go through should never happen to anyone ever again, the details are far reaching as this matter has also infringed our rights as a citizen, we where treated as though we where of a different social standing to our nieghbours, thank you all, as for the advice to burn them, s**te doesent burn, I hope that I can get this story out in the public domain, and expose the underhandedness, and willful bullying that everyone failed to stop, all we wanted was a nice garden.

Depending on what price you sell your house for, it is a whapping 1% of the total price!! No wonder the governments MP’s can afford 2 or 3 houses or more!! Taking money off the ordinary person is deplorable. So are the Solicitors who do the conveyancing! All in all moving house will cost around £7k .or more!! Its a womder anyone moves at all!! Constructive answers please!

I am in the process of filing for chapter 7 bankruptcy. My girlfriend and I are also trying to buy a house. She has all of the money for the house. We are going to pay cash. All of the debt that I am declaring bankruptcy on is mine. I haven’t used a credit card in nearly a year, but am still buried in debt.
How soon after declaring bankruptcy can I own property? We would like to put my name on the house at some point, but don’t want it to look like we have been hiding assets.
