The property has commmecial down and 2 2BRM up. It has a $750 posiive cash flow but needs repairs of about $5,000 to replace HVAC. Winter is approaching and unless the furnace is replaced can lose tennants. I am also considering an outright sale for only $60,000 but the local market is not presently strong and seems to be moving slow.

I’m moving to chicago from the UK and want to understand the the house buying process?

Is the buying process the same? E.g. Using an estate agent / property website to view properties?
Is the mortgage application process teh same? Do they have the same products – fixed, tracker, variable? Having a deposit? 5, 10, 15% deposit?
Do they pay stamp duty or equivalent? Also do they pay council tax or equivalent?
How does conveyancing work? Is the contract exchange and completion process the same?
Do you have to pay the estate agent or equivalent?
Will I need to have a credit histort first before I buy a place? Can I buy the place whilst in the UK?

Solicitor went bust. This is the second solicitor I have used that went bad. No deeds again for my property after moving. this is a year down the line. Should the mortgage company not take some responsibility for this and pay compensation for not following up on actaully securing the deeds into their possession. I am now unable to move house or re-mortgage as there are no deeds.

How best can I replace the rental income I now receive once I sell the property?

I’m about to sell a rental property on which I collect $1,200 per month (minus upkeep) because I’m moving out of state. I don’t want to buy another rental property but have become dependent on that income. I should receive $185,000 for the property. What is the best income producing investment I can make?

Is it a good idea to rent your house or to just sell it?

My mother is moving to a senior apartment. She has lived in the same house for 42 years. It is very dated and needs a lot of work as she is not able to keep it up. She has found 3 young men who are willing to rent it. I think it is a bad idea, but welcome input as to the advantages, disadvantages of this situation.

What is the legal age to rent a house in Michigan?

Me and my friends were going to rent a house this summer. We know a guy that is moving out, and we personally know the person renting the house out. We are all 19 and some of us will be 20 soon. What age do you have to be to sign a legal contract to rent a house?
