rent houses quickly

I have a house listed for sale but its not selling still after 5-6 months of being on the market. It is an investment property which I just fixed up hoping to sell quickly. Can I still keep a realtor to try to sell it and I try to rent it at the same time and which ever one comes first thats what happens (an open listing)?

We are trying to sell some property at the moment. We got a good offer two weeks ago and were happy to go ahead. Contacted my conveyancer, etc and just waited for exchange of contracts. Didn’t hear anything for a week and phoned my Agent today and she tells me the prospective buyer sent an email saying they didn’t want to go ahead with the sale(hadn’t signed any contracts yet). She seemed about when the email was sent(as she had been away) but I was upset that we didn’t get told asap. We had our hopes up and when I last checked on the Real Estate site it said our property was ‘under contract”
I’m not going to pull out but do I have right to complain because they didn’t let me know asap – a whole week had gone by without hearing nothing..

Conveyancing

The real estate agent that used to be the managing agent for the vendor is now our managing agent for the property. They remitted all the rent without any adjustment to the vendor prior to the settlement. They told us that the vendor’s solicitor should have made an adjustment at settlement. But they did not. Our conveyancing agent was not aware that there was any rental adjustment as the contract said “vacant possession”. We had asked the realestate agent to change it, but it did not happen. How can we get our rental income from the vendor if he refuses? Whose responsibility is it to chase the vendor for the money? Did our managing agent do anything wrong?

I am in the military and just got short notice orders. I applied for a humanitarian due to a death and now will be moving in about 30 days. I did not realize that it would go through that quickly and I know that my house would not sell that quickly. A woman at work suggested that I sell my house to a real estate agent so that they could turn around and rent it. Has anyone heard of this , if so can you step me through the process. Thank you for your help in advance.

Capital tax on property purchase?

On purchasing an investment property & after the date of sale contract, do travel , phone, postage expenses to real estate agent/ conveyancer count as cost base expenses (for capital gain tax) or yearly taxable rental expense (??) or non-taxable at all ?

We live in South Australia and are selling our house. We have had an offer and are about to use a conveyancer to carry out the paperwork but we would like to ask for a deposit up front because we need some money for moving expenses, ect.
Would this be possible and would we get the money straight away, without it being held until the sale is finalised?
