Can my landlord refuse my rent payment?
Posted by: | CommentsMy landlord has came to me and told me I had to move out in just a few days because the wiring the house did not meet the codes of the county government. I ask him for proof from a certified electrician or proof from the city/county that there was such a violation and he refused to do so. I paid my rent last month and he refused to give me a receipt. This month he is refusing to take my rent and told me to get out of his house. I don’t know what to do. I have five children and no where to go. I have the money to pay but he refuses to take it. Can he kick me out. I can’t afford an attorney and he knows this. I just found out that he has a new girlfriend and she is in need of a place to stay. Also he has turned off my air by removing the breaker for the central unit in this house. What can I do? I need help quickly.
Credit check on Ltd Co – what will they look for?

Posted by: | CommentsWe had a waterline leak in the home. As soon as we were notified we called a plumber and a water extraction company, then filed a homeowner insurance claim. Everything was dried out and we are waiting to receive the money from the insurance company to do repairs. In the meantime and leak occurred in another area of the home. Same deal, called the plumber and water extractor and made another homeowners claim. We are waiting for the adjuster to go out for this claim. In the meantime our tenant has said she wants to break her 1 year lease after 6 months and is withholding this months rent until the problems are fixed. We have acted quickly to address the problems and the house has been habitable the whole time. What are my rights as a landlord when the tenants wants to break the lease and not pay because she has been inconvenienced?
i want to try resolve a situation quickly about housing rent. do i charge rent to a lodger or just notify the council?then fill out housing benerfit forms?
Any way (other than renting a room out) I can use my house to make me cash quickly?

I DONT want to rent out a roomn or anything like that but I have a descent size home and yard, Could I like HOST an event or wedding or something llike that? Just looking for ideas and Yahoo answers has always been good to me, thx guys, sorry if the question is vague or desperate

It all started when my friend needed to move and someone that i worked with was selling his house. He stated talking about doing rent to own so i talked to my friend and asked her if she would be interested. She only needs a place for a few months the man I work with said that he would rent it to her. I was with her when he came up with the rent price he told her $450 a month. There was no lease no nothing signed b/c he was still pushing the rent to own on her. A pipe started leaking the first few weeks she stayed there. She got a hold of me and I told him and he got it fixed quickly for us, then a few days later it started leaking again and not only was it leaking the bath tub started to run even when it was off making a 600 dollar water bill. It took a few weeks for him to try to fix it b/c he was trying different things and my friend was not home, and one of the days he couldn’t make it over there. So she had no water b/c he He told her to shut off the water. It was off for about 2 to 3 weeks. and he’s blaming her for the water damage from the leaking pipe. I told him what my friend told me that she was not going to pay rent b/c all of these problems with the house. He really did not say too much about it b/c when he would only try to talk to me about the house wile we were working. A month or two went by and I asked my friend did you give him any money yet for rent thinking everything was ok with the house. It seemed fine my friend did not have bank checks so she asked if she would give me the money if i would write the check so I did. He seemed ok with that. I gave him a check and everything seemed fine. One day at work he said I might be able to make the rent 300 if we did rent to own. Out of no were he started flipping out about back rent not sure what he was talking about I said I thought she was not going to pay b/c of the problems. And he said it dose not work that way. I told my friend what was up. Then next time came along to pay rent he said rent was 600 dollars she thought rent was still 450 and the extra 150 was for the back rent. When she gave me the money and I gave him the 600 dollar check he told me that it was just for that month. After we thought she had everything sorted out. he came into work saying he did not own the house anymore. He never said he was kicking my friend out so I had no idea what was going on. My coworker asked me if he was kicking my friend out b/c he was right next to me and I said “I don’t know he never said anything.” I think he lost the house to a lawyer that he owed money to. Next time when it was time to pay rent he asked me if I could just write the check out to the lawyer so I did. It was an 800 dollar check witch took 3 weeks to come out of my account and it messed up my bank account. It came to the point where he said the lawyer wanted her out. I told my friend and she wanted me to talk to him to give her one more try so I sat down with him and he gave her another chance. So I guess the lawyer guy was talking to Jim who was talking to me then I talked to my friend. Then again it did not work out. He wanted her out ASAP. At first it was out in a day but ended up giving her 3 weeks. In addition, Jim said the lawyer was going to come down and put pad locks on the doors. She moved out in the 3 weeks. He started texting me I need the money so when ever he would text me out would tell my friend what he was saying so he tried to set up a payment plan my friend, had no idea he expected so much money off of her. he texted pay 1500 now then 100 month I thought he meant between 1 to 500 dollars my friend was like ok. Then a few days later he was like 3 (no idea where 3 people are coming from.) of you should be able to come up with 1500 dollars when I realized what he meant I called my friend and told her. Jim then gave me this note stating what was owed which was not 6000. He started calling me at my work saying that he was going to take me to court b/c i signed the check and that was like signing a contract and I was thinking ya maybe if I lived there. then he called again and asked what she was going to do that i had 5 mins to figure it out. so i quickly called my friend and she told me that it did not seem right and go to court so he called back and was like what is going on and I told him there was no way she owed this much money, what happened tot he money I gave you before, he said that went to utilities, which didn’t make sense. Being in the position I was in had no choice then to say take me to court.
The next few days I was at work when he was working and he got really upset at work calling me a liar and thief yelling at a supervisor when she told him we all know who your talking about and to calm down that made him get even madder. This caused the GM of the company to talk to him about that incident and he said it never happened. A few months later my phone got fixed
got a chunk of money dont need to borrow.people are gonna start going bust in the uk with the credit problems so there must be a few reposessions coming up
my house has been on the market for about 5 months now we have another property which will be ready in the next few weeks and have been looking at other ways of selling i know we will loose money but are in a position we only paid 23000 for property and is now worth around 75000 we had an offer from express sale of 60000 which is the best so far out of the 1/2 dozen we have tried we are not in the position to keep the property and rent it out so we really do have to sell quick has anybody used a trustworthy company or know someone who has i would be gratefull to any advice on this matter and also the house is to small so we cant stay in it until market picks up thanks.

My wife and I purchased it a few years back and we are asking $6000 less then what we bought it for (it was appraised in the low $70000′s). I can’t afford to lose much more on it then this. I think we got ripped off somehow. Nothing is wrong with the house and it has been on the market for almost a year…yet we have only had a few people view it. We have had it listed with a multiple listing service and on a sell by owner website with no luck. Any suggestions?
Is a lease buy back program for my home a good idea?
Posted by: | CommentsMy house is in forbearance and someone offered the option of a lease buy back program where an investor comes in and buys my home and then I lease it from him for 12 to 24 months with extra cash out then I would buy it back. Is this safe? Can he just end up keeping my home? Do I pay him rent? Can I buy it back at the same price? I need some advice quickly please. Thank you in advance!
Our tenants have been living in a house we own since June 07 and we arranged an assured shorthold tenancy agreement with them which has since expired. In that time they have not managed to either pay the rent on time, or the full amount. They currently owe us about £2.5k (5 month’s rent). We made arrangements with them to pay an increased amount weekly so they would be free from arrears by March. They have now defaulted on the last two payments and we have finally had enough. We just want them out. How can we do it quickly and pleasantly and most importantly, legally? And is it appropriate to give them a call and just say, ‘We’d like you to leave within the next two weeks’?
What motivates a Solicitor when conveyancing a property?
Posted by: | CommentsI’m selling a property and the Solicitor seems to be taking a merry time over getting the legal work finished. I understand that he in turn has to wait on others but I have been phoning him week in week out for two months or more now when I was originally told that because it was only a small property it wouldn’t take long and the buyer was very keen to complete.
Every time I phone the Solicitor seems to have a ready (and new) excuse, yet I asked him if it was likely to be this side of Christmas as I was having to find a place to rent in the short term. If I’d rented when he’d intemated then I would have paid two months rent so far for nothing, while the sale property lay empty!
It’s got to a rediculous stage where I feel guilty for bothering him!
Having sold only one other property before this behaviour seems to be nothing but typical, but does anyone know what I can say to motivate him as my pleas don’t seem to have any concern at all?
A question about buying siding for a house?
Posted by: | CommentsIt seems to me that it is way to much to have someone put siding on your house so I want to do it myself and don’t think it will be too hard to nail it up. So I am looking for a place to buy siding. It seems though that even plastic siding is expensive. Can I just buy some cheap wood shingles and paint them and then nail them up?
Also can I put some insulation under it? Why is insulation so expensive? How much is it to rent a couple ladders?

I want to invest in buy-to-let property overseas but the problem is that I gonna have to borrow money for it. Is it possible to get a loan or a mortgage to buy property overseas? Few details follow: I am UK resident, EU passport, amount to borrow-about GBP 100 000. I rent in the UK but own a flat in other EU country. Possible countries to buy: Mexico, Portugal, USA.

In the state of CA, if the owner of rental (single-family home) have to pay for the tentants moving expense. My landlord wants to sell the rental property to a family member, they have given us a 90 notice (verbal), but since give us a written notice back dated to April…the only reason they are selling the home is they can’t afford the up keep; we have lived in the home for 12 years and is current with the rent…it is a month to month lease. Are they partly or full responsible for my moving expense? If, so how does it work?
