Who and where can I complain about a Solicitor (UK)?
Posted by: | CommentsThe Conveyancers dealing with the sale and purchase of my property are failing to respond to my queries, failing to advise me of updates and have actually updated me on someone else’s sale! Who regulates Solicitors and does anyone have any advice?
Thanks for all the answers. I have tried to get information about who to complain to but they don’t even give me these details! I am at a crucial point now so it would be costly both financially and timewise to change firms but it isn’t out of the question at this point.

Writ of possession?
Posted by: | CommentsI have just been advised by my bank that they have instructed solicitors to lodge a writ of possession on my property. After a year of financial difficulties due to sickness, interest hikes and other things, my partner and I are finally managing to get back on our feet. I’ve tried to explain this to the bank but to no avail. What will happen now and is there anyway that I can fix this? I now have bad credit and can’t get a loan. Please give me some advise.

How do I sell a property I co-own abroad?
Posted by: | CommentsI was recently bequethed in a will a quarter share of a property in Malta which is divided four ways- two of us want to sell while the other two don’t and are generally being obstructive, denying us access to the property while the Maltese solicitors are dragging their feet. Is it possible to get things going by engaging a solicitor in this country or are we stuck with the Maltesers?
Custody Battle – Similar Situation?
Posted by: | CommentsI split with my partner August 2008 because he was violent to me, and whilst i was holding my 3 month old Daughter too. I went straight to a solicitor and sought (and got) a non-molestation order, an occupation order and a prohibited steps order. My Daughter’s father did not see her for further month as i was told to avoid any contact with him until contact had been agreed in court. During this time, he made a point of breaking the non-molestation order, as did his mother and sister.
He began seeing her at a contact centre for an hour a week September 2008, the stand-in Judge then decided (along with a jumped up social worker who’s never dealt with kids before) that he should have her for 4 hours at a time weekly, unsupervised, after only 6 weeks (even though he had threatened to take her off me previously). The social worker CHOSE to disregard the fact that he had messed up every contact session at the contact centre, and his mother had phoned social services and made an allegation which was later proved to be just that! Again, on these contact visits, he continued to mess up, not getting the right food or the right size nappies (even though i had already told him through solicitors).
Back in court again, December 2008 it was agreed that her father then got contact twice weekly for a whole day at a time. My daughter’s behaviour started to change and she became more unsettled. I raised yet more concerns in court, including the fact that he made a deliberate effort to undermine me, chose to feed my daughter baby food although i had already weaned her and refused to stick to her routine. Yet again, i was ignored, the social worker stood her ground and insisted that, with all these concerns, he should still have my ONE YEAR OLD daughter for a whole weekend a time, even though she had never been away from me for one night before, and with all my concerns.
The court ruled that he have her one night a week (for 6 contact weeks) and then onto one night a week for 3 weeks of the month and a whole weekend on the 4th week.
Personally, i find this ridiculous anyway, as she is only one year old! The concerns have got worse, he is now making all kinds of ridiculous comments. He tried telling me that i should not dry her hair although she has extremely long hair for her age and that would mean she went to bed with wet hair. He told me that the shoes i had measured for her at Clarks were too small (the week i got them).
Now, to explain my concerns:
Her father is 23 years of age; still living with his parents; still refusing to get a job; is not training towards any job; has found himself another girlfriend who previously took drugs, now has her own child and is currently in a womens refuge; he does not pay ANY child maintenance and never has; he insists on having my daughter overnight and yet leaves her with his mother so he can go out. He has already admitted to Social Services that he was depressed and attempted to kill himself on more than one occasion, as well as having cut marks up and down his arms.
Me: I am 17 years of age, live on my own in a private rented property, have an 18 year old boyfriend who is currently training as a plasterer. I have previously studied accountancy at college but had to drop out just before my exam because of being pregnant. I am now studying Law from home as well as bringing up my daughter. I have my full family’s support as well as my boyfriend’s family. And he contributes to my daughter’s upbringing more than her father.
Could anybody please tell me if they think i’m being unreasonable by being worried and wondering if the social worker ACTUALLY did her job properly?
My solicitor billed me for stamp duty and paid the land registry in error?
Posted by: | CommentsI bought a house in 2002 for £85k and the solicitors final conveyancing bill included £850 stamp duty.
I have since found out the house WAS and still is in a stamp duty exempt area.
The solicitor has paid the land registry in error and the land registry will not reimburse the money as there is a time bar (2 years).
I have advised the solicitor and am waiting for them to contact me.
Is the solicitor liable?
Should he repay me?
How do I go about getting the money back?
Does the professional indemnity insurance cover for this?
How long is the PI valid for in such a contract?
Do they have to telll me their PI insurers?
Will the Law Society be of any help?

Buying Propert already tenanted?

I am buying a flat which is currently rented but my estate agent has told me that we cannot give motice to tenants until Feb 2008, so he proposed me to exchange contrcats now and make final completion date in Feb 2008. Is it normal practice and who will be taking the rent me or the present landlord during this time.
Also do I need some special conveyancer for such property as my current conveyancer is very young lady who become solicitors just last month.

I am worried if I complete in Feb 2008 the my NatWest 5.19% fixed rate mortgage offer is only valid till July 2007 so I have no idea how this long completion will affect my mortgage interest rate.
Should I use estate agents own conveyancers?
Posted by: | CommentsI am in the process of selling my property, the estate agents i’m using (Robinson Jackson) have their own in house conveyancers (or a company they are associated with.
Should I use these rather than a normal firm of solicitors? Do you think they would be as thorough as normal solicitors?
been with my landlord nearly3yrs in this property1yr3months and we had a little problem with paying rent due to being skint anyway before it had got into2nd month of rent due he sent eviction letters which we had looked at and was completely illegal asking us to move by the weekend before all this last year (im a dancer as a living) he asked if he could hire me and some friends to dance for him which i declined next time i saw him he was all shaky and red in the face nothing mentioned since anyway we had a leak which was repaired by the council but damages inside werent by the landlord and there is extremely bad condensation which makes me get thrush on a regular basis which nothing was done about this was 6months ago its so bad the bed is wet to sleep on at night all they gave was a little dehumidifier the flat is unliveable and a dump now.anyway still not having paid the rent he sent a letter saying he is going to the courts to get us evicted then got a letter through from solicitors saying its going to court for rent arrears on 23rdmarch for immediate eviction went away to ireland for 5 days and left dog in flat with my dad looking after it my dad didnt open our letters anyway he went to flat to find he couldnt get in and ended up having to climb a ladder to climb through the window to get in.the landlord had sent a letter saying landlord is visiting the property the date before the day we were locked out at 2pm not for any reason just says he is visiting but after his visit he clearly locked the lock we dont and never have had a key to which they made a point of saying this lock doesnt work at beginning of my contract when i moved in there said its broken so my dad took lock off from inside and thats how its been left.that is illegal clearly and he cant just demand a visit to the flat we didnt open the letter as we were away but please help dont know what i can do because this is all surely harrassment and illegal but dont know where to start???
forgot to mention while i was still renting with him my mum put her property up for sale with him anyway due to this he had her contact details and instead of calling me before the intial eviction letter came through he called my mum up saying he is sending ‘heavys round to turf them out’ clearly hoping she’d volunteer the money as he knows her house is brought outright when she is not a guarantour or anything to do with it and she is mentally ill and vonurable… which is clear to see from meeting her.
the place is un liveable though the condition of it and has been for 5months so im suppose to continue paying like i did until i had enough of paying for somewhere that is so bad conditions due to his fault?

•Accepted an offer on the house due to four week exchange, was told he had a Mortgage in place, I requested a copy but never got it.
•Requested his Solicitors details and never got it.
•Sold sign outside my house and it is not sold. Requested to be removed but still there.
•The tenants in the property got so upset with the agents, they stopped viewing happening because the agents where sending people own their own with no agent present, not showing up when an appointment was made and not informing them, and sending people to see the house that was requesting to see another property on the street. So I had to ask them to move so I could sell the property.
