How much should it cost to wallpaper a room?

Hi I have an average sized living room and having waited 3 months for hubbie to wallpaper it, I’m still waiting (I have 4 kids and cannot manage it myself).
I have the wallpaper, the previous wallpaper is stripped off, and I asked a decorator for a quote to wallpaper the room. He said £300!
Is this a normal charge? How much would I expect to pay? I live in Birmingham, West Midlands.

quick short sale question?

We submitted an offer to the selling agent on a short sale property last week at full price. My question is… should the current owner sign the purchase contract
accepting our offer prior to submitting it to their lender? We have not yet received any word from the current owner regarding our offer and the selling agent said that she would be submitting it to the lender. I thought that the current owner of the property would still need to acknowledge and accept our offer prior to it being submitted to the lender for final approval. Thanks in advance for everyones help.

rent houses quickly

I have a house that i currently rent out. I need to sell it quickly for personal reasons, but i still owe on the loan.

Does anyone know of a company that could help me? Im not looking to make alot of money off it, but i would like to be able to pay off the loan. I do not have the time to wait for it to sell itsself on the market, because that could take months.

laminate flooring

I’ve changed plans for my upstairs flooring. I’ve decided to do laminate wood flooring in the upstairs living room, dining room and kitchen, and carpet on the stairs and the three bedrooms. In the living room, there is a ledge (it’s a bi-level) that has a hand rail going around it that leads down the stairs. How would I install the laminate flooring around the rail posts and how would I finish off the ledges so that they look clean? Thanks in advance!

6 years ago I bought a house, which the previous owners had added a conservatory to.

This wouldn’t normally be a problem, (usually a conservatory is a permitted development). I’ve since found out the local authority attached very strict conditions to the planning for the estate I live in because of “archeological interest”, and so planning permission is required. My local council have asked me to submit a planning application for approval.

Doing this is likely to cost around £1200 (quote I received from a surveyor)

The solicitors I arranged the purchase of the house through didn’t tell me there any potential planning issues, and haven’t been helpful when I contacted them about this 3 weeks ago.

I want to move house fairly soon, and I imaging a purchaser would be unhappy to find planning permission problems.

I’m unhappy to be faced with hassle and bills to sort this out!

Can I claim against my sol?

Any advice would be a huge help!

Hello.

My partner and I are moving from Spain to the UK (Oxford) because I got a job there and I’ll start in a couple of weeks. However, I’ve spent two weeks searching for accommodation in Oxford by contacting local letting agents (over 15) and posting to sites such as GumTree, and no-one has ever gotten back to me. Thus, I’d really appreciate if you could let me know if I am doing anything wrong:

- We offer to pay up to 825 GBP pcm (I haven’t disclosed this, but it’s 1/3 of my salary, which is common in the UK as far as I know).
- We can pay the deposit (we’re even willing to pay more than the average deposit of 1.5 or 2 months).
- We can pay the agent’s fee.
- Before the day we intend to move, I can go to Oxford to see the property and sign the contract.
- We have references (none in the UK, though).
- We can provide them with all the documents they need, even translated into English where necessary.
- If necessary, I can also ask my employer to provide them with any information they need about my position (e.g., salary).
- We’re nonsmokers and have no children and no pets.
- We’re open to any contract length.

With all the above, I repeat, no-one has gotten back to me. From all the documents I’ve read about lettings in the UK, I have to say things are quite different from Spain and I might be doing something wrong. But I don’t know what.

We’re not even picky about the property. I just said we prefer a property in/near Summertown. The only requirement we have is that it should be in Oxford… There’s no other requirement. In fact, we’ve started to consider properties outside Oxford and even Oxfordshire.

I’ve even gotten in touch with the City Council (at housingneeds at oxford dot gov dot uk) last week to ask for some advice, and I’m still waiting for a response.

I honestly don’t know what else to do. So, please let me know if you think I’m doing something wrong. I’d really appreciate it.
