Cannot produce SDLT Form because LandRegistry website is down?

Hi all:

I am currently in the process of remortgaging. Because I am adding my wife’s name on to the mortgage, I was told by my conveyancer to fill a TR1 form, and a SDLT form.

So far I have got TR1 form and returned it. But I have been waiting months for the SDLT form. I have been told constantly they cannot print the SDLT form because LandRegistry website is down. I am a web developer, and I work in a IT industry, I cannot imaging such a big organisation’s website goes down for month.

I hope someone in this industry can tell me some insights, are they telling the truth? and Can this SDLT form be drafted in other ways. Before the time of the Internet, how did they do the form?

My mortgage offer expires 18 Jan. I am worried if this is not done in time, I am going to lose the offer.

There are many versions of SDLT form

some online at hmrc.gov.uk

SDLT is different from the Land Registry, you get those from HMRC

The Land Registry site is not down, but in any case the SDLT form (for Stamp Duty Land Tax) is obtained from HMRC. This site is not down either and the forms are at.

As a matter of interest, are you aware that the TR1 is actually transfering your property into your joint names? It is not directly anything to do with the mortgage, although I suspect that it is a condition of your wife’s name being on the mortgage that she is also an owner of the house.
