How do I safely rent a home from another state?

I am living in Utah right now.But I need to go back to TN and I don’t know the area or have friends or family there.Im in the process of looking for a place to rent over the internet.So the problem is how do I safely get a home rental from here in Utah.My husband will be coming home from Iraq in Dec. so I need to find a place for us.I can’t physically go there and check out the place because i have 2 baby boys and its just too expensive.
–Im afraid that if I send money or a check to the home owners over there in TN that it could turn out to be a scam or they don’t even actually own the home.The home owners said I can send a check for the security deposit and Oct rent to hold the place for me.Then there’s the other home with realtors who said I can send the deposit of $400.00 for them to hold it for only 2 weeks, and they said if I don’t like the place they will keep my money.
–I really need to get a place so I can have somewhere to go to when I get to TN.The hardest part right now is that since 90% of the soldiers from our base is coming home in December alot of the houses are being taken very quickly.Should I just tell the home owners I cannot give them any money till I am there in TN and risk having the place rented to someone else???

Need help.I am stressing so much.SOOO much to do!!

I went through what you’re going through about a year ago. It’s not easy! First search the internet and find out about what homes are going for rent wise where you’re moving. You know if you see something way over-priced it’s not worth it…and if you see something really cheap, it’s probably a dump. Next, ask the landlord to send you pictures of the house. It should be easy for them to do. Finally, ask to review a copy of the lease before you send a deposit. This will tell you exactly what you are responsible for fixing…etc.

Also, tell them you want a receipt for your money….or send it by certified mail so at least you can prove that they received it.

Not an easy situation. I would defiantly use a realtor for this transaction. You can use this site: to verify that the realtor holds a current license in Tennessee. You may also plan to stay in a hotel for a day or two while you find an apartment or house to rent, but that is a bit risky as well.

I’ve made many interstate moves. What has really worked best for me has been to contact a few of the local realtors and ask them for a rental listing. Many landlords post a free ad with their local realtors. You can almost always count on their listings being legit and landloards/property managers being well screened. Good luck on the move!! It’s always exciting making a move to a new area.

If you can do an apt first, that may be best. apartmentratings.com gives great information and reviews of local apartments. I moved from PA to TX, and that’s what I did. I searched on-line for days and compared apts to what others had said. Then when you are there, you can check out neighborhoods!

If this is not an option, try zillow.com. This site gives a slightly higher evaluation of home values. You can see aerial shots of the neighborhood, average value ranges, so you know what area you want to stay in. This is also helpful if you are doing a lease to purchase, because it will give you some minor info on the home. I hope this helps, I just moved with my husband across country, I can’t imagine doing it with two little ones! Be safe!

From what you’re saying, it sounds like you need to move to TN because the army base is there. Now surely you’re not the army wife to be in this situation. Does the base there have some kind of office that helps with relocation? Like known landlords or listings of places to rent? Agreements with landlords so you can move safely and pay when you get there? Can you live on the base for a few weeks while you check out places to live?
