I am planning to buy a used home in Ohio. I have already bought and sold a house in California and so am very familiar with the procedure..
I have done my home work regarding Mortgage companies, Inspectors, etc., I am getting all the listsings from several websites and getting the details about the properties from the respective county auditor sites.
I have done good research regarding recent sales in that area, what the dollars/sq.ft of each sale etc.,
If I like a house, I am contacting the seller agent directly and taking appointment to go and see the house.
I have noticed that the buyer agents (even though they claim that they are on buyers side) when it comes to selling they will to some extent go on the sellers side to make a quick sale so that they will get their commission and move on.
So is it really necessary to work with an agent while buying a house. Also is it legally needed?

Not really necessary… but it depends on just how much your time and aggrevation is worth to you

I think you can buy a house without an agent. It sounds like you have already done a lot of research. Many people buy homes without a real estate agents.
I would hire a lawyer to do the paperwork for you.

No, it is not really necessary, but a good lawyer to help to draw up the paperwork for the home really helps.

I would think if you did that, the seller would be able to get a better deal on his commision because usually a buyers agent gets half, possibly getting you a better deal??Good luck

The seller pays your agents comission. and The buyer’s agent works for you and you alone. You tell your buyer’s agent what you want to offer and if it isn’t what you want then turn down the deal. If you think your BUYER’S Agent is working with the SELLER’S Agent then find yourself a different agent. I wouldn’t buy a home if I wasn’t represented with my own agent. Or you can hire an attorney and have him make all your offers for you but you will be paying him not the seller. I also don’t think the attorney will be at the house when the inspections are being done or calling your lender to see if there is anything he can do to help.

it doesn’t cost you anything to have a buyers agent – only the seller has to pay – there is no way you will be able to get access to all the forms and such that you need – and if you screw up on your own – if could cot you BIG
